QuoteIron › Pressure Washing price book › Clean Gutters
Gutter cleaning is a pure time-and-ladder price: $5 of materials against two to three hours of work. The handyman, roofing and lawn books carry the same two-to-three-hour rows, so whichever trade you run it under, the labor is what you are selling. The single-story to two-story step is about an hour of extra labor, but the real jump is risk: a longer ladder and a slower pace.
Price breakdown: labor, parts, markup
Here is gutter cleaning, single-story home as a contractor would build it at the book’s sample rate of $95 an hour and a 30% parts markup.
| Labor hours | 2 h |
| Labor at $95/hr | $190.00 |
| Parts at your cost | $5.00 |
| Parts markup (30%) | $1.50 |
| Subtotal before rounding | $196.50 |
| Typical flat rate (rounded up to $5) | $200 |
| Effective rate per labor hour | $100/h |
| Markup as a share of the price | 1% |
The range: each version of the job at three labor rates
One search, several jobs. The book separates them by size or method, so quote the one that matches the site. All at a 30% parts markup, rounded up to $5:
| Job | Hours / parts | At $75/hr | At $95/hr | At $125/hr |
|---|---|---|---|---|
| Gutter cleaning, single-story home | 2h / $5 | $160 | $200 | $260 |
| Gutter cleaning, two-story home | 3h / $6 | $235 | $295 | $385 |
Reality check: what customers see online
Public consumer cost guides (Fixr, source, read October 8, 2026) publish:
- National average about $300, typical range $200 to $400, benchmarked on 150 linear feet.
- By the foot: $0.70 to $1.50 single-story, $1.50 to $2.50 two-story.
- If you quote by the foot (150 linear feet): gutter cleaning, single-story home works out to about $1.33 per foot at $95/hr ($1.07 to $1.73 across $75-$125); gutter cleaning, two-story home works out to about $1.97 per foot at $95/hr ($1.57 to $2.57 across $75-$125).
Consumer cost guides publish these numbers, so expect customers to arrive holding them. Your flat rate should be defensible against them, and your own rate and market decide where you land.
What the flat rate covers
- Gutter cleaning, single-story home. Clear leaves and debris from inside the gutters and flush the downspouts through.
- Gutter cleaning, two-story home. Hand-clean the gutters and flush the downspouts on a two-story home from an extension ladder.
What moves the price
- Story count is not the only variable. Wrap-around rooflines, gutters that run over a porch and homes with heavy tree cover can double the time on a single-story house. Walk the roofline or check satellite imagery before you quote.
- Downspouts. The book rows include flushing the downspouts. A downspout packed solid with granules is a different job; say that on the quote.
- What you find. Sagging sections and rusted seams show up while you are up there. Quote the re-hang or section replacement as an add-on before the customer sees the debris pile.
Add-ons to put on the quote
These are separate rows in the same book, priced at the $95 sample rate. Put the ones that apply on the quote so they are lines, not arguments.
| Add-on | Hours / parts | Price at $95/hr |
|---|---|---|
| Gutter face brightening — tiger stripe removal | 1.5h / $15 | $165 |
| Re-hang sagging gutter section | 1.5h / $20 | $170 |
| Install downspout extensions and splash blocks | 0.75h / $25 | $105 |
| Install gutter guards, per house | 2.5h / $105 | $375 |
| Roof soft-wash, single-story — black streaks & moss | 3h / $40 | $340 |
How to present it: Good, Better, Best
Offer three options on one quote and let the customer choose. Each is a sum of real book rows at the $95 sample rate. Better brightens the gutter face (tiger-stripe removal) while the ladder is up; Best also adds downspout extensions and splash blocks so the water that now flows freely goes away from the foundation.

How these numbers are built
QuoteIron’s price book stores structure: typical labor hours and a mid-grade parts cost for each job (book priced 2026-09). Your rates do the pricing: hours × your hourly rate, plus parts at cost with your markup, rounded up to the next $5. The low, typical and high figures use $75, $95 and $125 an hour at the book’s default 30% markup. They are formula outputs, not a survey of what your market pays, so replace them with your own rate and markup before you send anything. Prices checked October 8, 2026.
